No obligation meeting -
We treat all our customers’ needs individually and to help us build up a picture of your requirements and find your dream home, we begin with a friendly chat over a coffee in a relaxed and comfortable atmosphere. Our experienced property consultants will advise you on the current market conditions and how to maximize what is achievable for your individual budget. Your consultant will oversee the entire buying process, in tandem with their dedicated assistant and they will be liaising with vendors/developers, solicitors, bankers, surveyors and other professional advisors on your behalf.
Property Search -
We understand fully that each and every client has unique & specific requirements. We listen to you from the very beginning and work closely to create a focused brief from which to search and to provide you with the very best selection of properties that match your own personalised needs and wishes.
Area familiarisation tour -
If you are not 100% sure of the exact area in which you want to buy then we have found that a great way to narrow down the best location, is a tour of preferred and/or suggested areas, which can be arranged before the property search commences. This usually entails a days’ driven tour through selected areas. The purpose of this is to show you the different property styles and values, local amenities such as restaurants, schools, golf courses, beaches and transport links to you, to enable you to consider the pros and cons of each area.
Proactive property search -
We have access to a large database of our own direct listings but we also proactively source property which is being openly, as well as quietly, marketed through other estate agents, developers and financial institutions (e.g bank repossessions). Villas Marbella has long standing relationships with private sellers and local estate agents who give priority information on properties because they value the efficiency that we bring to the home buying process.
Property tours -
With regards to touring, we like to show our clients the best properties available so we feel that it takes approximately 2-3 full days to carry out initial research, previews and then subsequent tours until we find the perfect property for you. Each client’s property search consultant will arrange all the viewings around your time as your convenience is our priority. Our consultants accompany clients on all tours advising on the negatives as well as the positives of each property viewed.
Price Negotiation -
We will oversee all research and negotiations on our client’s behalf. We feel that it is essential to establish a considered opinion of value before starting negotiations in order to give clients confidence in the price they ultimately pay. Once a property has been selected, consultants assess the comparable evidence, discuss tactics and handle the negotiation from start to finish. In instances where the vendor has more than one bid to consider, our extensive relationships and long standing reputation can cast influence, and sometimes prove critical, in tipping the balance in our clients’ favour.
Legalities and conveyancing -
Once a property has been found and a price is agreed, we can if required introduce to you several completely independent Spanish lawyers, fluent in your own language to ensure that all the required legal checks are carried out in full and that you have a complete understanding of the buying process and all costs involved. Our consultants proactively co-ordinate all parties and oversee the entire process your behalf. The aim is to ensure the purchase proceeds to completion as swiftly and simply as possible.
